Lake Nona is a master-planned community in southeast Orlando, in Orange County, Florida. It was not assembled subdivision by subdivision over four decades the way most of Central Florida was. It was drawn as one plan, and the difference is legible from the street: roads that anticipate what is being built next to them, green space that connects rather than terminates, and architectural review applied consistently from one village to the next.
That coherence is what buyers at the top of this market are actually paying for. A large house can be built anywhere. What cannot be retrofitted is the context around it — the certainty about what will be built on the far side of the water, and the confidence that the standard of the neighborhood is being held to by someone other than you.
Lake Nona also carries an institutional anchor that most residential communities do not have. Medical City, the USTA National Campus, the KPMG Lakehouse and Lake Nona Town Center bring research, healthcare, sport and corporate life into daily proximity, and with them a resident population of physicians, academics, executives and relocating families. That is a durable base for the upper end of a housing market, and it is the reason this address behaves differently from a golf enclave built on speculation alone.

Where the top of this market sits
Lake Nona is a collection of named villages under one plan. Two of them are where estate-scale buying customarily concentrates.
Eagle Creek
The community's customary golf address. Gated, organized around its course, and platted with the wider frontages and deeper setbacks that estate-scale building requires. It is the part of Lake Nona where custom homes have had the longest to accumulate, and it reads that way — mature planting, established streets, and a settled rather than newly delivered character.
Isles of Lake Nona
The water-oriented counterpart, and the newer of the two. Its appeal is the same one that has always driven the top of a Florida market: a limited number of lots with genuine water frontage, in a community where the shoreline is finite and already drawn. Houses here tend to be newer construction, built to current storm and energy standards.
