Lake Nona isn't one neighborhood — it's a collection of named villages under a single master plan, each platted at a different point in the community's build-out with its own lot sizes, architectural guidelines, and HOA. The villages below are where estate-scale and luxury buying concentrates most, based on lot size, gating, and amenity access. This is a general orientation guide, not a ranked or exhaustive list, and it doesn't reflect current pricing or availability.
Lake Nona Golf & Country Club
A private, guard-gated village organized around an 18-hole golf course and full country club — pool, tennis, dining, and clubhouse membership. It's the most established golf-course address in the community, with mature landscaping relative to Lake Nona's newer phases and a mix of custom and semi-custom homes on larger lots than is typical elsewhere in Lake Nona.
Laureate Park
Lake Nona's flagship New Urbanist village — walkable blocks, front porches, alley-loaded garages, and a strong emphasis on connected green space and lake access. Home sizes span a wide range, but its lakefront streets and later phases include larger, higher-end single-family homes than the village's original core.
Wyndham Lakes Estates
One of Lake Nona's earlier large-lot, single-family sections. Because it was platted and built out earlier than the community's newest phases, its landscaping and tree canopy are more established — a look that newer, denser sections of Lake Nona haven't had time to grow into yet.
Northlake Park
Positioned near the shore of Lake Nona itself and close to the USTA National Campus, with a mix of single-family homes at varying price points, including some larger lake-adjacent lots. Convenient to Lake Nona Town Center and Boxi Park.
What actually varies village to village
Gating, lot size, and HOA rules — not just address
- Gating & access Some Lake Nona villages, like Lake Nona Golf & Country Club, are privately gated with controlled access; others, including most of Laureate Park, are open, walkable neighborhoods integrated into the broader community.
- Lot size Lot sizes vary meaningfully by village and by phase within a village — earlier and golf-adjacent sections generally carry larger lots than Lake Nona's newest, more densely platted phases.
- Architectural review Every village operates under HOA-governed design guidelines covering exterior materials, roofing, and color palettes, with the specifics varying by community.
